HOUSE MANAGERS · SOUTH FLORIDA
How providers are listed and evaluated
A directory listing is a starting point for research. Confirm the actual business, service scope, qualifications and availability for your property before hiring.

What a listing establishes
A profile shows information published about an independent business. The HouseManagers Editorial Policy explains that directory information can come from providers, public records, websites and other sources. Appearance in the directory is not an endorsement, certification, guarantee or statement that a company fits every project.
Read the profile for the service you need, then ask the business to confirm that scope. A broad category may include several specialties. A category match alone does not prove that a provider performs a particular task or can complete it under the conditions at your home.
Separate a business location from service coverage
The directory’s South Florida view and its service-area search answer different questions. A physical business location can be in the region while the business still limits where or how it works. An estimated service area is not a confirmed appointment. Ask the company about the actual address, access conditions, service and scheduling before relying on a profile.
If a guide has no confirmed provider coverage evidence, it should say so. It should not add a familiar company name merely to make a city page appear complete. Informational coverage of a municipality is separate from an assertion that a provider or House Managers serves a particular property there.
Verify the contracting identity
Obtain the legal or trading identity on the written proposal and the applicable license details. Compare the business and individual records where relevant; Florida DBPR describes construction business verification. Confirm the scope of the credential instead of assuming a license for one activity covers a different trade.
Ask for current insurance information appropriate to the job and use a reliable verification channel for material details. A displayed logo, number or credential claim is not the same as a dated independent check. This resource center does not create a verified-provider badge from a listing or an automated content check.
Evaluate the written proposal
Compare the work, equipment or materials, exclusions, access, approval responsibility, payments, schedule and warranty. Ask who will perform the work and who handles an unresolved issue. Keep different options visible rather than making unlike proposals appear equivalent through a single price column.
Use a provider’s own claims as attributed claims unless they have been independently substantiated. Do not convert a testimonial, photograph or an attractive website into proof of completed work at your property. No guide should invent reviews, local offices or project histories to make a recommendation look stronger.
Understand commercial and coordination roles
The existing policy explains that commercial relationships can support advertising, enhanced placement, leads or other services and should be disclosed where required. Position in a list should not be interpreted as an objective best-provider ranking.
House Managers’ coordination services are separate from the independent trade contractor’s work. If a coordinator helps arrange a visit, clarify who approves the scope, who signs the trade contract and who is responsible for the work. Reading a guide or downloading a worksheet does not authorize a provider introduction or transmit a lead.
Request a correction
If a profile contains a factual error, use the existing contact workflow and identify the public profile URL and disputed fact. Share only the information needed to explain the issue. A correction request is reviewed; it does not itself verify an identity, transfer ownership of a profile or change a credential.
