Start with the systems you actually have

Use this planner to turn a list of household responsibilities into assignments. Select only systems present at the home. A condominium owner may have responsibility for a different portion of a system than a detached-home owner; confirm the boundary in the association’s documents and your agreements. Do not copy another property’s schedule without checking the equipment and scope.

Gather the records before setting dates

Collect the manual, installation date if known, warranty terms, last written service report and any open recommendations. Where a fact is missing, mark it unknown and assign someone to obtain it. An absent invoice does not prove that service did not occur, and a service sticker is not a complete record of what was inspected.

The review date in this tool is your planning appointment. It is not a recommended technical maintenance interval. Decide equipment tasks and intervals from the relevant manufacturer guidance, professional findings and actual ownership requirements.

Assign a person and a completion record

For each task, identify who arranges it, who grants access, who approves additional work and what evidence closes it. A useful completion record states the date, provider, work completed, unresolved findings and next agreed action. Keep alarm codes and other sensitive access information in a private system.

Read the result as a work list

The result groups the selected systems with a planning action and a timing question. Review it against your records, then add actual appointments in your own calendar or My Home. Selecting a system does not book a provider or authorize work. If a new symptom appears, address it separately instead of waiting for a routine planning date.
